In Sydney, most cleaning providers list 'commercial cleaning' as their top-level service and then break it into sub-categories — office, strata, medical, gym, school, industrial, retail, end-of-lease. When a client says 'I need a commercial cleaner', the next question is always 'what type of property?', because that determines the scope and the team.

Scope differences

An office cleaning scope is built around the rhythm of a workplace: desks, meeting rooms, kitchens, bathrooms, reception, breakout. Most of the time is spent on kitchens, bathrooms and high-touch points.

A strata cleaning scope is built around shared common areas: lobbies, lifts, corridors, bin rooms. There are no desks. A medical centre cleaning scope is built around hygiene and high-touch disinfection. A gym cleaning scope is built around equipment surfaces, change rooms and showers. An industrial cleaning scope is built around amenities and floor coverage. Same umbrella, very different work.

Frequency and timing

Office cleaning in Sydney is overwhelmingly after-hours, five nights a week, scheduled between 5pm and 7am. Strata cleaning is daytime, scheduled around resident traffic. Medical cleaning happens after the last consult. Gym cleaning happens overnight or in the gap between sessions. Industrial cleaning aligns with shift patterns.
