Why end of lease commercial cleaning matters
Commercial leases in Sydney almost always include a make-good clause requiring the tenant to hand back the premises in a defined condition — typically 'clean and free from rubbish' or 'in the same condition as at handover, fair wear and tear excepted'. A professional end-of-lease clean protects your bond or bank guarantee and reduces the risk of dilapidation claims.
It's also a courtesy to the next tenant and to the landlord — the difference between a smooth handover and a contentious one is often the cleaning standard at exit.
Read your make-good clause first
Before scoping the clean, read the make-good clause in your lease. It will define the condition you owe — clean, presentable, ready-to-relet, or restored to original. The cleaning scope flows from that clause.
If you're unsure, your tenant rep or property lawyer can interpret the clause. Don't assume — make-good obligations vary widely between landlords.
Floors — carpet and hard floor
Floors are the most visible part of the handover. Standard scope:
- Vacuum all carpet thoroughly
- Hot-water extraction steam clean all carpet
- Treat any visible spots and stains
- Strip, seal or polish vinyl floors as required
- Polish or recoat timber floors as required
- Spot-clean walk-off mats or replace
- Sweep and mop all hard floors with detergent
Kitchens and tea points
Kitchens get a full detail clean:
- Empty and clean inside all cupboards and drawers
- Detail-clean fridge interior and exterior
- Detail-clean microwave and oven (if installed)
- Detail-clean dishwasher interior and exterior

- Wipe partitions, doors and handles
- Detail-clean any soap dispensers and hand-dryer housings
- Mop floor with disinfectant
Internal glass, partitions and signage
Internal fitout elements:
- Clean all internal glass partitions both sides
- Wipe meeting-room glass and doors
- Remove tenant-installed signage where required
- Spot-clean residue from removed signage
- Wipe reception furniture or remove
Walls, skirtings and ceilings
Spot-treatment work:
- Remove all blu-tack, tape and adhesive residue from walls
- Spot-clean walls of scuff marks
- Wipe skirtings throughout
- Wipe ceiling edges and accessible ceiling fixtures
- Flag any wall damage that requires plaster/paint
Light fittings and vents
Accessible light fittings get a wipe-down. Diffusers and louvres get a deep dust. HVAC vents and grilles get a wipe and dust. Anything requiring elevated access or rope is coordinated separately.
Final walk-through and re-attendance
After the clean, walk the premises with your project manager and your cleaner. Document the state with photos. Most reputable Sydney providers will re-attend within reason to address punch-list items raised by the landlord or managing agent — make sure that's in your written scope.
Coordination with strip-out and trades
End-of-lease cleaning happens at the end of the strip-out, after fitout removal, patching and painting are complete. Coordinating the cleaning to happen after all dust-generating trades is critical — cleaning before the painter finishes wastes the entire scope.
